Pre-construction Process Overview

1. Contact us to discuss your remodeling needs and schedule an appointment for our initial consultation.

2. We will come to your home and discuss your project ideas in detail. It is helpful to get a firsthand look at how your home may adapt to the new project.

3. The next step is to prepare feasibility drawings, specifications, and cost estimates. There is significant time spent in preparing detailed feasibility drawing and specifications. For this reason, we require a Design Services Deposit to be credited against the future cost of your project. This Deposit allows us to have our designer spend the necessary time to create the best solution that fits your wish list and budget.

4. Once you are happy with the final design solution, we will prepare the actual Construction Drawings and Building Specifications. Both will become part of the Construction Agreement.

5. The detailed Construction Drawings will include all floor plan and structural details including room layout and sizes, door openings and swings, window locations, etc. These drawings will also incorporate electrical selections including all electrical outlets, lights, switches, TV and telephone outlets, and media solutions.

6. Depending on the scope of your project, we may have to obtain building permits, and construction drawings are required for this purpose.

7. The detailed Building Specifications will specify all building materials to be used in your project. The Specifications include window and doors, cabinets, countertops, trim, paint, etc. We strive to include actual selections in the Building Specifications. However, sometimes it is not feasible to choose each and every detail before construction begins, so we will incorporate the use Allowances. Allowances are amounts in the contract to cover certain items to be selected in the future (i.e. Light Fixtures).

8. Our final meeting, before construction commences, is to review in detail the Construction Agreement, Building Specifications, and Construction Drawings. You will be asked to approve and sign each document.

9. When the building permits are issued, you will receive a Construction Schedule, so you know what to expect and when to expect it. We want you to be as informed as possible, so you can plan accordingly. Having workers in your home can be difficult, and we will strive to keep it as unobtrusive as possible.

10. Your next task is to remove your personal items from the work area that have the potential to be damaged during construction. We will lay down protective coverings on floors and erect plastic dust barriers to minimize dust. A portable-potty and dumpster may also be delivered to your home.

11. Construction of your improvements will be carried out in earnest until the project is complete.
